INTRODUCTION

This document is intended to give potential clients of JKA a summarized statement of the professional Architectural services this office can provide, together with a brief description of the company's history and experience.

JKA is a registered professional Architectural Practice whose principal is an Associate of the Royal Australian Institute of Architects, and also holds an Associate in Music Australia for piano.

 

COMPANY PROFILE

This firm was established in Townsville in 1980 as a small Architectural practice. Prior to this its principal worked for 10 years with the State Works Department and a further 6 years for a private firm of Architects.

It has now developed into a medium sized Architectural firm whose interests and services lie in a range of areas which are outlined shortly. It is locally owned and is a totally independent consulting practice, although we generally work in conjunction with other local practices in related fields within the building industry, and our close association with firms in the Valuation and Cost Consulting fields enables us to offer other related services, including viability studies, on any proposal.

SERVICES PROVIDED

The aim of this firm is to provide a totally professional and very personal service at all stages of a project, including an immediate response to matters arising during construction. The members come from a variety of ethnic backgrounds and have a range of other skills in art, music, information technology, woodworking and metalworking fields, as well as other interests and sporting pursuits which allow us to relate to a wide range of clients and thus provide a service tailored to their individual needs.

1. SIMPLE SERVICES

We offer a range of services which can vary from simply advice on most building-related matters to a complete service as described shortly. Some of the fringe services include:

 

• Drafting (simple house plans, additions, alterations, ideas, unusual requests!)
• Advice on orientation of buildings for a particular site
• Energy efficient design
• Design for the tropics (both arid and humid)
• Design for cyclone areas ...........................and many others

  2. ARCHITECTURAL SERVICES

  Architectural services offered to all clients include any or all of the following: (For a brief description of each individual service, please refer to our "Architectural Services" page)

   

• Proposed project appraisal and feasibility study
• Concept sketches and preliminary budget estimates
• Various design options based on budget and/or other parameters
• Developed sketches and detailed planning
• Artist's impressions and/or computer generated perspectives, animated walk-throughs, and detailed models for media releases and other client advertising
• Planning applications to Local Authorities and other statutory authorities
• Working drawings and construction details
• Schedule of work, detailed specifications, or NatSpec
• Calling of tenders or negotiation with selected builder
• Assess tenders and make recommendations
• Prepare and execute Building Contract
• Inspect the works during construction
• Administer the building contract, including assessment of the works and issue of all Certificates of Payment during construction
• Assess and issue Notice of Practical Completion together with defects list
• Preparation of further defects list at end of Defects Liability Period, and finalization of building contract
• Building maintenance assessment

  3. PROJECT MANAGEMENT

  In addition to full architectural services provided within the firm, we are experienced in Project Management, co-ordinating the services of all consultants, contractors, and others involved in the total project. We can also offer advice regarding the financing of projects if required.

   

   

QUALITY ASSURANCE

JKA has in place its own Quality Assurance System in accordance with Australian Standard AS ISO 9001:1994

 

 

COMPUTER SYSTEM

JKA currently uses CAD (computer aided drafting) and 3D modelling software over our in-house computer network, whilst retaining the ability to work with original media techniques.
